
Grey County Real Estate Market Update – August 2026
According to the OnePoint Association of Realtors® Residential Market Activity and MLS® Home Price Index Report, the Grey County real estate market remained active through August, but the latest numbers continue to show a slower market that can look quite different depending on where you are buying or selling.
Across the nine Grey County municipalities included in the August statistics, 110 homes sold, with an overall average sale price of approximately $645,000. The median number of days on the market was approximately 36 days.
While those broader numbers are useful, they don’t tell the whole story.

A Market That Varies by Municipality
One of the most important things to understand about Grey County real estate is just how diverse the market is.
August sales ranged from only 5 homes in Chatsworth and Georgian Bluffs to 22 homes in West Grey. Meaford recorded 20 sales, while Owen Sound and The Blue Mountains each recorded 18.
Median days on market also varied considerably between municipalities. These differences are one reason we’re cautious about relying too heavily on a single Grey County average when talking about the value of an individual property.

Prices Were Generally Softer in August
The August numbers show some continued price sensitivity. Of the nine municipalities, eight recorded a lower house benchmark price compared with July. Owen Sound was the exception, increasing by 2.32%.
The month-to-month declines ranged from a modest 0.19% in Georgian Bluffs to 3.22% in The Blue Mountains. It’s important to keep these changes in perspective. Monthly statistics can move around, particularly in smaller rural markets where there may be relatively few sales. The type, size, location and price range of the properties that sell in a particular month can have a significant effect on the numbers.

What Does This Mean for Buyers and Sellers?
For sellers, the August statistics reinforce the importance of pricing for today’s market. Buyers have choices and are generally taking their time. Properties that are priced above what buyers perceive as current market value can sit longer, even when they are attractive homes.
For buyers, there may be opportunities, particularly with properties that have been on the market for an extended period. That doesn’t necessarily mean every seller will accept a substantially lower offer, but there is generally more room for negotiation than there was during the highly competitive markets of a few years ago.
Most importantly, there really isn’t one single “Grey County real estate market.” A country property outside Flesherton can behave very differently from a home in town in Markdale, a waterfront property or a recreational property near Beaver Valley. Even within the same municipality, price range and property type can make a considerable difference.

Market statistics are a useful starting point, but they work best when combined with recent comparable sales, current competition and an understanding of what buyers are actually responding to.
