West Grey Just Made It Easier To Add A Second Dwelling To Your Property

Thinking about adding a basement apartment, backyard suite or separate living space for family? A recent zoning change in West Grey could make it easier than you think.

On September 1, 2026, the Municipality of West Grey passed Bylaw No. 2026-060, making it easier for homeowners to add a second residential unit to their property. The biggest change? Qualifying homeowners no longer need to go through a separate, potentially costly rezoning application to add an additional dwelling, provided their plans meet the applicable requirements.

For homeowners throughout West Grey, this opens up some interesting possibilities.

What Could You Add to Your Property?

Depending on your property’s zoning and characteristics, additional housing options may include:

  • A basement apartment or separate unit within your home.
  • An apartment above a garage.
  • A detached backyard suite or garden home.
  • A small, permanent dwelling or tiny home.

Imagine having a comfortable, independent space for aging parents, a place for adult children to establish themselves, or a rental unit that generates additional income. These are all possibilities worth exploring under the updated regulations.

Does This Mean You Can Build Anywhere?

Not quite!

While the zoning changes simplify the process, homeowners still need to meet applicable requirements, including building permits, Ontario Building Code standards, setbacks, lot coverage and parking.

For rural properties, well and septic capacity may be one of the most important considerations. A large country property might have plenty of physical space for another dwelling, but that doesn’t necessarily mean its existing septic system can accommodate one. Environmental restrictions and other property-specific requirements may also apply.

Before investing in plans, materials or construction, it’s important to confirm what is permitted on your particular property.

Could This Increase Your Property’s Value?

From a real estate perspective, the ability to accommodate a second dwelling could make certain properties more appealing to buyers.

Multigenerational living is an attractive option for families looking to keep loved ones close while maintaining their independence. A permitted secondary unit may also appeal to buyers interested in rental income.

However, the potential impact on property value depends on the property, the type of dwelling, construction costs and local market demand. The opportunity is certainly worth exploring, but the numbers need to make sense.

What Else Has Changed?

The amendment also includes several other zoning updates, including changes to R1B residential zoning, how Natural Environment lands are counted toward minimum lot area, and provisions concerning properties accessed by registered easements. These changes may be particularly relevant to certain rural and residential properties.
