Grey County Real Estate Market Update: September 2026

September Brings More Choice for Buyers as Grey County’s Housing Market Remains Competitive

space

As summer gave way to fall, Grey County’s real estate market continued to offer buyers a wide selection of properties, while sellers faced ongoing competition from substantial available inventory. September’s statistics show that benchmark home prices declined in 7 of the county’s 9 municipalities, although activity and market conditions varied considerably from one community to another.

There were some encouraging signs of activity, particularly in West Grey, where benchmark prices increased modestly and sales were relatively strong compared with new listings. In neighbouring Grey Highlands, buyers continued to benefit from more available inventory and greater choice.

These differences reinforce an important point: while county-wide statistics provide a useful overview, understanding conditions in individual communities remains essential when buying or selling real estate.

Grey County Real Estate Market at a Glance

Based on our calculations using the September statistics published by the OnePoint Association of REALTORS®, Grey County’s nine municipalities recorded:

  • 129 residential sales, compared with 110 in August
  • 418 new listings, providing buyers with a substantial selection of properties
  • An approximate average sale price of $718,000, calculated using a sales-weighted average of the nine municipal figures

The average sale price increased from approximately $645,000 in August. However, this does not necessarily indicate that individual property values increased. The types, locations and price ranges of homes sold can significantly influence the overall average.

In fact, September’s MLS® Home Price Index benchmark statistics show that prices declined month-over-month in seven of the nine municipalities.

A Closer Look at Grey Highlands and West Grey

Grey Highlands: Buyers Continue to Have Options

Grey Highlands recorded 14 residential sales during September, with an average sale price of $697,443. The benchmark price declined 0.72% to $580,600.

With 135 active listings and 9.6 months of inventory, buyers considering homes in Markdale, Flesherton, Kimberley, Eugenia and the surrounding countryside continued to have a substantial selection of properties.

The median time on market was 36 days (not taking the cancel and re-list with reduced pricing strategy that has become common), and properties sold for an average of 96.2% of their asking prices.

For sellers, these figures highlight the importance of accurate pricing and strong presentation. With plenty of competing properties available, buyers can afford to be selective, making it especially important to position a listing effectively from the outset.

West Grey: Relatively Stronger Sales Activity

West Grey stood out in September as one of only two municipalities to record an increase in benchmark prices, rising 0.82% to $577,500.

There were 19 residential sales, with an average sale price of $717,368. The municipality recorded 32 new listings and 119 active listings, representing 6.3 months of inventory.

West Grey’s sales-to-new-listings ratio of 59.4% was among the highest in the county, suggesting relatively stronger buyer activity compared with the amount of new supply.

For buyers and sellers in Durham, Priceville, Neustadt and the surrounding rural communities, September’s numbers suggest a market that remains competitive but somewhat more balanced than neighbouring Grey Highlands.

What September’s Market Means for Buyers and Sellers

September’s results highlight the importance of understanding the differences between local markets.

Grey Highlands and West Grey provide a particularly useful example. Although geographically close, the two municipalities experienced different pricing trends, sales activity and inventory levels.

Across the remainder of Grey County, conditions also varied considerably. Owen Sound recorded the highest number of sales, while The Blue Mountains continued to experience the greatest amount of inventory relative to monthly sales.

For buyers, the availability of properties across much of the county continues to create opportunities to compare homes and negotiate.

For sellers, success increasingly depends on understanding the competition, establishing a realistic asking price and presenting a property in a way that appeals to today’s buyers.

The takeaway? There isn’t one single Grey County real estate market. Every municipality, neighbourhood and property type has its own dynamics, and those differences matter when making real estate decisions.
