Grey County Real Estate Market Update – July 2026

The July numbers provided by OnePoint Association of Realtors® reinforce what we’ve been seeing across much of the Grey County real estate market this summer: buyers have plenty of choice, buyers have more choice and many properties are requiring more time, patience and pricing adjustments to sell. Pricing continues to play an important role in getting a property sold.
This doesn’t mean homes aren’t selling. They are. But buyers don’t feel the same urgency they did when inventory was much tighter. They’re taking their time, comparing properties and negotiating.
Here are a few of the numbers that stood out to us in the July 2026 statistics:

Grey Highlands
Grey Highlands had 12 sales in July, compared with 29 new listings and 132 active listings. That represented 11 months of inventory – that’s how long all current homes for sale would last if no new homes were listed and the sales pace stayed the same.
The average sale price was $744,917, while the benchmark price was $595,500, up 1.66% from June. Properties sold for an average of 94.4% of their most recent asking price. It is important to keep in mind though, that many of those sellers reduced their asking price before a sale was achieved.
With this much inventory available, buyers in Grey Highlands have considerable choice. That can make it more difficult for listings that are priced above the market to generate offers, even when they’re receiving good online interest.

West Grey
West Grey recorded 15 sales, 42 new listings and 142 active listings in July.
There were 9.5 months of inventory. The average sale price was $508,367 and the benchmark price was $582,100, down just 0.27% from the previous month. Properties sold for an average of 96.6% of the most recent asking price. Once again, it is important to remember that many of those sellers reduced their asking price before a sale was achieved.
Again, the bigger story isn’t a dramatic change in prices. It’s the amount of competition sellers are facing.

What We’re Seeing Across Grey County
Conditions vary considerably depending on where you are:
Owen Sound was one of the tighter markets in July with 4.3 months of inventory, while Southgate had 5.3 months and Chatsworth had 6.6 months.
At the other end of the spectrum, Georgian Bluffs had 11.3 months of inventory and The Blue Mountains had 16.9 months.
That’s a good reminder that there really isn’t one “Grey County market.” Conditions can be very different depending on the community, price range and type of property.

What Does This Mean for Sellers?
For sellers, pricing and presentation matter more in a market with this much choice.
Today’s buyers can compare your property with several alternatives and often don’t feel pressured to make an immediate decision. Pricing substantially above where the market is likely to respond can result in a property sitting without showings while buyers move on to competing listings.
We’re also seeing properties reduce their asking prices, expire or be relisted before eventually selling. That’s one reason we don’t put too much emphasis on reported Days on Market or sale-to-list-price percentages when evaluating current conditions. Those statistics don’t always tell the complete story of a property’s time on the market or how its eventual sale price compares with its original asking price.
Instead, we think it’s more useful to look at the amount of inventory, recent comparable sales, current competing listings and what buyers are actually responding to.
This doesn’t mean sellers need to give their homes away. It means the asking price needs to make sense based on recent sales, current competition and the property’s individual features.

What Does This Mean for Buyers?
For buyers, the current Grey County market offers something we didn’t see much of a few years ago: more choice and, in many situations, more time to make a decision.
Buyers may have an opportunity to compare several properties, review comparable sales, arrange financing and complete appropriate due diligence before committing.
That’s particularly valuable when buying a country property in Grey County, where wells, septic systems, acreage, outbuildings, zoning, conservation restrictions and property access can all require additional investigation.
Good properties that are priced competitively can still attract attention, so buyers shouldn’t assume sellers will accept a significantly lower offer simply because overall inventory is higher.
At the same time, a buyer’s market doesn’t mean every seller is desperate to sell or that every property will sell substantially below asking price. Well-presented properties that are priced competitively can still attract strong interest.

Our Take on the July Market
We would characterize the Grey County market as a buyer’s market, particularly in areas where inventory remains elevated.
Grey Highlands at 11 months of inventory, West Grey at 9.5 months and The Blue Mountains at 16.9 months all demonstrate the amount of choice currently available to buyers.
For sellers, it is extremely important to price based on today’s market rather than where values were a few years ago or where we hope they’ll be this fall.
For buyers, this can be a good environment to take your time, do your homework and find a property that genuinely fits your needs and price range.
And that’s ultimately why local statistics need some context. Are you considering a newly built home in Markdale? A coutry property near Beaver Valley? Maybe an older home in Durham? Or a waterfront home on Lake Eugenia? Each can behave very differently even though they’re part of the same broader Grey County market.
